Testimonials

Purchasing a Brownfield

I represented a large New England developer in a $12 million property acquisition in Everett, Massachusetts. The property had one of the most complicated environmental situations I have encountered in more than 25 years of real estate practice. I knew I would be in over my head on environmental issues and a former partner of mine at Choate, Hall & Stewart, LLP suggested that I contact Susan to help on environmental matters. Susan was extremely knowledgeable, responsive and creative in working with my client, our environmental consultant, the seller’s counsel, and me. She guided the client through the rocky environmental shoals and we were able to close the transaction in a timely manner while protecting the client against all critical environmental issues and concerns.  Both my client and I were very happy with Susan and her work. She is a pleasure to work with and knows her stuff. I can’t recommend Susan highly enough.

Problem Solver and Collaborator

Susan is a great ally for her clients. She is exceptionally responsive to her clients’ needs and does a superb job at navigating both the technical and legal aspects of environmental issues. She is a problem solver who works diligently and efficiently to bring disputes between parties to resolution. When working collaboratively with other professionals, she pushes the entire project team to find creative solutions. I know that our mutual clients have been very appreciative of her work, so I never hesitate to recommend Susan to any of my clients.

Cost-Effective and Dependable Solutions

I am delighted to have had the opportunity to work with Susan for many years on contaminated sites involving large institutional corporations, commercial property owners, and homeowners with residential heating oil spills.  For all of these clients, Susan has repeatedly provided the necessary and appropriate legal expertise combined with a level of technical understanding and scientific knowledge to aid all project stakeholders in focusing on the issues and identifying a creative, thoughtful and cost-effective approach to address those issues.  Susan also brings a passion to each and every project that translates to achieving a cost-effective, dependable solution, and ultimately regulatory closure.  Joseph P. Valuable Asset to In-House Counsel

I engaged Susan for her expertise and experience in environmental law, which were essential as we completed the MassDEP regulatory process for a legacy remediation site. Her legal work on our environmental issues was excellent, and she also provided much added value by helping me assemble a team of local expert advisors to close the remediation process and subsequently sell the site and a nearby parcel. Susan's role in "quarterbacking" this team led to a successful outcome and allowed me to focus on several other high-priority matters. She made my life easier, something outside counsel should always do for in-house counsel. It would be a pleasure to work with her again. U.S. In-House Counsel for a large European multinational industrial group

Home Heating Oil Releases

We are homeowners who are currently experiencing the difficult situation of a fuel oil release on our property. We were notified by the Massachusetts DEP that we are responsible for making sure that the oil is removed from our land and the surrounding soil and groundwater. Because of this difficult situation, we knew we needed a lawyer who was most knowledgeable about home fuel oil releases to advise and guide us, step by step, as to what to do. Fortunately, Susan was recommended to us as being one of the most, if not the most, well versed lawyer in the multifaceted legal and technical aspects of home heating oil releases.

Susan has been so very reassuring (saving us from many sleepless nights) throughout this ordeal. She is so personable and always available to answer any questions we may have. She responds immediately and always with a very clear explanation. She works most diligently and most professionally with our insurance company! We have been given sound advice and highly recommend Susan as an outstanding environmental lawyer!!
Massachusetts Homeowners

I will always be grateful that we found and hired Susan. We had a home heating oil spill on our property that was not covered by insurance, although Susan diligently and expertly searched for possible exceptions. Her knowledge and experience with this sort of disaster was vital to our getting through the whole mess. Not only did she provide excellent legal guidance and ask questions of the LSP that we wouldn't have thought to ask, but she was always a calming presence and helped us get through a VERY difficult time. Her kindness was a godsend - there were several phone calls that started with me having yet another anxiety attack and ended with me smiling and thanking Susan AGAIN for her help and kindness. Susan was also very fair with her billing, which was critical to us as we were spending tens of thousands of dollars to clean up the oil.   A Grateful Massachusetts Homeowner

Cost Recovery Strategy

Susan has represented me for three years in asserting complex claims against insurers and third parties for ongoing cleanup costs at a 21E site I unfortunately happen to own. She has worked extremely well with my environmental consultants and litigation lawyer to develop a cost recovery strategy. Susan is a strong advocate and a knowledgeable and experienced environmental lawyer who is always readily accessible and responsive. I know I can rely on her, which has made an emotionally charged and financially difficult situation much less stressful for me. Massachusetts Auto Body Shop Owner

Successful Negotiator in 21E Pre-Litigation Demand Process

As a trustee of a Massachusetts real estate trust, I would like to thank Attorney Susan Crane for an outstanding job as our representative in a pre-litigation chapter 21E demand letter process. The demand letter we received was for an oil spill at a Massachusetts residential property that was listed for sale. This trust has three trustees, two of whom are out of state. This was a very stressful incident for us with substantial financial exposure. Attorney Susan Crane explained the process, communicated with all trustees, and prepared our responses. She negotiated an extremely favorable result. We are extremely pleased and highly recommend Attorney Crane. She is the ultimate professional. Trustees, Massachusetts Real Estate Trust
